Service Cost

Our complex home modification service may be covered under your core NDIS support plan. This includes funding for engagement of a Building Construction Practitioner, Building Works Project Manager and the the home modification works. Whether you have engaged a plan manager or not, we can work with you to realize the changes you need for your home. However, we advise our clients to always check with the NDIA that there is sufficient funding available in the home modifications category budget to allow for the work to be carried out.

Complex home modification costs are based on the scope of works as determined in conjunction with the Occupational Therapist for clinical and ongoing support needs, as well as building requirements. The cost will be outlined and quoted accordingly.

The NDIS generally has funding criteria and guidelines around building modification works and covers standard finishes. However, we do offer extra and upgraded options above the NDIS approved specifications. These upgrades and features may incur additional costs that are outside of the coverage of the NDIS service package. We can provide a separate cost estimate for these additional works which will need to be funded privately.

We work within the quality framework set out by the NDIS practice standards, and is fully compliant with all specifications stated within the National Construction Code by the ABCB.

Our Service Package

Our team of construction specialists evaluates the home, taking into account safety, the requirements and preferences of the client, as well as budget considerations for any necessary modifications. We collaborate closely with you and support your Occupational Therapist in outlining the proposed changes and compiling all necessary documentation for the tender process, including obtaining building quotes.

Scope Building offers comprehensive Building Works Project Management (BWPM) services, handling every aspect from initiation to completion. Serving as your Building Works Project Manager, we will aid and oversee building contracts, liaise with tradespeople and stakeholders, oversee the progress, quality, and compliance of the building works, and support you in resolving any issues that may emerge throughout the process.

Scope Building employs a team of versatile tradespeople to deliver building services to your residence. All our tradesmen possess full licenses, exhibit proficiency across various tasks, and boast extensive experience in the building industry. Prior to joining our team, our trades undergo rigorous screening and obtain all necessary clearances
to ensure your safety and satisfaction.

Phase 1

Contact Us

Phase 2

Consultation

Scope Building will consult with you and your Occupational Therapist, review relevant documentation and reports, and discuss preferences, needs and allocated budget. During the initial consultation we will provide a comprehensive overview of the whole process, as well as any applicable terms and conditions.
Phase 3

Concept Design & Quote

Once you agree to proceed with Scope Building, we will establish a scope of works for your home modification and provide conceptual drawings of the design. When the final concept design has been accepted by you and your Occupational Therapist, we will finalise the quote with the cost estimate of the building works for submission to NDIA. If required, we will make changes to the original concept drawings under direction from the NDIS, or Occupational Therapist for further approval.
Phase 4

NDIA Approval

Once the quote is approved by the NDIA and delegated to Scope Building, we will engage and work with relevant parties, including your Occupational Therapist and where relevant, the Plan Manager, Building Works Project Manager and other stakeholders to plan your complex home modification works.
Phase 5

Building Contract

To comply with legislative regulations, a formal building contract is essential for the commencement of the project, establishing the agreement between the builder and the homeowner. Our Contracts Administrator will guide you through this process, explaining the contents of the building contract and clarifying the scope of works. As your home modification is funded by the NDIA, a government agency, only the approved scope will be incorporated into the contract. Any requested enhancements beyond the initially approved scope may necessitate a separate agreement to address the additional work and associated costs.
Phase 6

Final Approvals & Materials

Once the contract is signed, the last phase of the home modification design will commence, involving the selection of fittings and materials, and the creation of detailed drawings, including 3D visualizations. Our team will handle the sourcing and ordering of all necessary materials, as well as arranging any required permits, approvals, and insurances, such as Home Owners Warranty, to ensure a smooth and comprehensive process.
Phase 7

Building Works Start

We will collaboratively determine a suitable commencement date to initiate the project. As outlined in the building contract, deposits and progress payments will be required at specified stages of the construction process. The management of all tasks, including coordination of tradespeople, external contractors, experts, and suppliers, will be overseen by a dedicated Project Manager or Coordinator. They will maintain regular communication with you throughout the entire process, ensuring that the work progresses according to the agreement, complies with building codes, and meets your satisfaction.
Phase 8

Completion & Final Payment

Following the completion of the project, we will provide you with a Certificate of Completion and any other necessary documentation, which will require your signature. Additionally, we will furnish you with the final invoice for payment of the remaining balance according to the payment terms outlined in the building contract. Our team will then reach out to you to confirm your satisfaction with the completed works and ensure that you are fully enjoying your newly modified space.
